Job Description

DESCRIPTION:Reports to the Project Manager. The Project Superintendent will work in the field and lead the project construction of the building. You will effectively plan the project and establish site logistics to optimize the team’s effectiveness. You will have “total site responsibility” for your project.DUTIES & RESPONSIBILITIES:1 Identify, Acknowledge and Exceed Owner Expectations. Instill a positive working relationship with the Owner and Design Team to ensure repeat business.2 As Project Superintendent, you will be responsible for all on-site construction activities on a daily basis. Superintendent MUST effectively communicate to all parties: Owner, PM, Architects & Design Professionals, Subcontractors, Inspectors, Vendors & Suppliers. You must also effectively receive communication from these parties and coordinate with the proper parties as needed.3 Job may require the Superintendent to work additional hours, nights, or weekends, out-of-town living, etc. as required to meet the demands of the project and project schedule.4 Contribute to the development and updating of the master construction schedule by providing input to the ongoing and expectant activities. Produce weekly short-term “look-ahead” schedules every two weeks to manage subcontractor current and expectant activities.5 You are to hold weekly coordination meetings with all subcontractors that are affected by the current progress schedule. You are responsible for the agenda and control of this meeting, minutes of the meeting should be taken and distributed. Keep everyone informed of the progress and delay of the project.6 Develop and implement site planning, site logistics, and emergency procedures for safe execution of the work. This plan will be in written form and posted in your jobsite office.7 Be thoroughly familiar with the requirements of the Owner contract, and thereby identify changes, conflicts, etc., that is beyond the scope of Company responsibility. This includes the subcontract agreements the Company enters into with its subcontractors. Attend a weekly meeting with your project team to review any inconsistencies that you have documented8 Prepare and complete daily reports in Procore, job diaries, time and material documentations, incident reports, notice of documentation, trips to the building department, and other special documentation as the project needs.9 You are the project's eyes & ears for subcontractor productivity and work performance. To monitor efficiency of their employees to ensure project plans and schedule are followed to meet the standards of Schmid Construction.10 Assure construction compliance with contract documents (Plans & Specs) and pay particular attention to subcontractor quality and conformance to the contract documents. Ensure project materials and workmanship meets the project required quality and specifications. When in doubt ask!11 Coordinate with Project Manager to ensure that Company’s purchasing efforts for all aspects of the work are reviewed in time to guarantee their availability at the job site by or before the time needed. Including the assisting with scope reviews of the various bid packages in order to properly coordinate their respective interfaces and to ensure nothing is left out and nothing is bought twice.12 Coordinate and supervise initial field surveying activities to establish horizontal and vertical control.13 Implement and enforce Schmid Constructions’ Safety Program to create a safe work environment throughout the jobsite and adhere to the safety and record keeping requirements. Lead by example.14 Document and report all jobsite injuries, project incidents (thefts, accidents, vehicle accidents, etc.) and complete the Schmid Incident Report. Submit the incident report to the Ops Manager and PM.15 Advise Project Management of potential problems, work interferences, and/or schedule difficulties while assisting in resolving such conflicts.16 Prepare the project "items to complete list", forward to the subcontractors, and follow through on its completion.17 Prepare with the PM/APM, the "SCHMID" project punch list. Forward to the subcontractors and follow through until completed. Schedule final walk with George Schmid, Ops Manager, and PM.19 Responsible for the development and training of the Asst Superintendent in building construction processes and procedures required to provide a quality project, on time, and meet Owner expectations.20 Perform additional assignments as directed by superiors or as required for successful project completion.21 Install a "Schmid Construction" project sign immediately after mobilizing to the site.22 Set-up initial site requirements: Silt fencing, temp toilets, dumpster, fencing (if req'd) etc. Vendor information will be provided by the Project ManagerKNOWLEDGE, QUALIFICATIONS and EXPERIENCE:1 Educational and experience requirements include a minimum of 10-20 years extensive construction experience.2 Advanced knowledge of all construction discipline (divisions 2-16) activities, current safety regulations, discipline activity scheduling, scope definition of discipline for cost control.3 Ability to identify poor quality and implement methods for the correct quality control4 Complete knowledge of current construction drawings with the ability to outline conflicts and provide the determination from a collaborative effort between the appropriate disciplines.5 Provide on time adherence to current regulations for required compliance for EPA, DERM or other Jurisdictional Agencies.6 Ability to assume responsibility, interface, and effectively communicate with others is a must.7 Ability to lead and evaluate trade performance is essential.8 Demonstrate enthusiasm for challenges and new initiatives. Have a "never-say-quit" attitude and "do whatever it takes" to complete the project.9 Manage and administer Schmid Construction’s Safety Policy with regards to identifying hazards associated with the activities being performed by each discipline.PHYSICAL DEMANDS:Performance of the required duties will require physical ability to climb permanent and temporary stairs, ladders, scaffolding, etc. and negotiate work areas under construction. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus.Performing this job requires use of hands and fingers to handle or feel objects, tools or controls, sit, talk and listen, stand, climb, balance, stoop, kneel, crouch, or crawl.WORK ENVIRONMENT:While performing the duties of this job, the employee regularly works from an onsite office facility and can be exposed to certain hazards such as: open trenches, caught in hazards; trip and fall hazards; scaffold hazards; fumes or airborne particles; outside weather conditions; controlled access hazards and risk of electrical shock. All of these hazards must be familiar with the superintendent and must also be identified and the risk controlled through the use of proper PPE administered by the superintendent.
