MAINTENANCE MANAGER (Must reside on MAUI; Must have 2 years experience)

We are seeking an experienced and motivated full-time *Maintenance Manager* to oversee all maintenance and operations for commercial properties in Kihei. This individual will ensure that facility repair/maintenance, tenant improvements, and preventative maintenance are performed efficiently, safely and to high standards.

Location: Kihei, Maui, Hawaii

_*Responsibilities*_:

* Perform, or ensure the completion of, maintenance repairs including HVAC/air conditioning, painting, electrical, plumbing and general carpentry. * Oversee, coordinate, and manage contractors and consultants and vendors engaged for facility maintenance, system upgrades, and tenant improvements of build outs. * Lead and supervise a janitorial and maintenance staff. * Establish and maintain preventative schedules, conduct regular inspections of buildings, systems and equipment. * Record keeping, maintain logs of maintenance activities, repair histories, budgets, work orders, and compliance documentation. * Manage emergency maintenance issues in a timely manner. * Ensure compliance with health, safety, local building, electrical, plumbing, and other relevant codes. * Assist in budgeting, cost control, and forecasting for maintenance operations and repairs.

_*Qualifications*_:

-Minimum of 2-5 years of maintenance experience with hands-on skills in the trades (electrical, plumbing, HVAC, carpentry, painting).

- Strong leadership skills with the ability to motivate and guide a team - Proven experience in maintenance management or a related field - Excellent problem-solving and decision-making abilities - Strong communication and interpersonal skills - Ability to prioritize tasks and meet deadlines - Detail-oriented with a focus on quality and efficiency
