Our Home Sales Consultant will create lasting occupancy through the leasing and sales of homes. The Home Sales Consultant will be the driving force behind meeting with prospective buyers and tenants interested in homeownership, entering leads into our CRM, showcasing homes, submitting applications for approval, navigating the financing process, and facilitating successful closings. This role involves marketing homes, maintaining their presentation, managing applications, and corresponding with prospects through various channels, including phone, email, text, social media, flyers, and in-person meetings. Walking the property to meet residents and providing tours will also be part of the role.
Effectively and efficiently manage the home buying process.
* Enthusiastically and timely respond to every inquiry from prospective buyers and build a trusting relationship to educate the customer and guide them through the home purchase process.
* Consistently and promptly track each step of the sales process, (each interaction with a potential home buyer and lender), in the Company's customer relationship management system.
* Conduct home tours, present the benefits of the community, introduce existing residents, guide prospects through the application process, connect prospects with chattel lenders, and persistently advance prospects through the required applications and documentation.
Work closely with the Director, Sales and Leasing and Community Manager.
* Verify readiness and presentation of all available homes.
* Work with the Community Manager to ensure proper upkeep of the community and homes.
* Perform market surveys to stay competitive on pricing, promotions, and incentives.
* Solicit prospects' requests and concerns, promptly consulting with the Community Manager and Director, Sales and Leasing to address prospects' needs. Track negotiations with prospects toensurethat prospects' responses are addressed by the Community Manager or Director, Sales and Leasing.
* Assist the Director, Sales and Leasing with varied projects to support the Company's sales and leasing efforts overall.
Learn chattel lending programs and regulations.
* Become an expert in the varied lending programs of selected chattel lenders, and their detailed application process.
* Become an expert in national and state regulations regarding home sales and chattel lending. Scrupulously follow all such laws and regulations and the Company's policies.
* Handle lender paperwork, organize closings, and complete required documentation.
Manage marketing, advertising and deliver superb service to prospective tenants to achieve 100% occupancy and home sales goals.
* Track and follow up on all sales, lease, and marketing traffic.
* Develop leads and nurture client relationships.
* Understand the local housing market by reviewing availability and asking rents of apartments, single-family rentals and visiting comparable MHCs.
* Visit local employers and manufactured home dealers to publicize the availability of housing for their employees.
* Post neighborhood signage and ensure the Company's advertising collateral is in place and in good condition.
* Use CRM tools to manage customer information, inventory, appointments, and sales funnels.
* Utilize inventory tools to determine pricing and availability for homes.
* Plan and manage community events, advertising, and promotions to drive home sales.
* Achieve sales targets set by leadership.
* Maintain a professional image throughout sales and leasing activities.
* Availability to work evenings and weekends.
