Position Overview
The
Maintenance Technician
plays a vital role in maintaining the condition and appearance of our
196-unit Independence Square Apartments
in
Los Angeles, CA , ensuring that all interior and exterior areas remain in excellent shape.
Responsibilities include performing maintenance tasks that preserve the buildings, fixtures, and resident spaces. This role requires strong customer service skills, the ability to manage multiple tasks, and adaptability to changing priorities.
Daily duties include completing work orders involving
electrical, plumbing, basic HVAC, appliance repair, and carpentry ; preparing units for new residents; performing janitorial tasks; and maintaining common areas and the leasing office. The technician also participates in an
on-call rotation for after-hours emergencies
and may occasionally assist at nearby sister properties. Use of a personal cell phone is required, with a monthly reimbursement provided.

Monday–Friday, 8:00 AM–5:00 PM onsite

Key Responsibilities
Inspect property and equipment daily to determine maintenance needs
Respond to service requests promptly and professionally, following Fair Housing guidelines
Document work performed, parts used, disposition, and time spent
Implement and supervise preventative maintenance programs
Review and update maintenance schedules (HVAC filters, fire detector batteries, gutters, leaks)
Submit monthly property safety inspection reports
Assist with apartment turnovers, repairs, and renovations
Obtain bids for additional work from outside contractors
Direct and verify contracted projects for compliance
Purchase and maintain records of building and maintenance supplies, machinery, and equipment
Utilize safety equipment and follow safety protocols
Compile records of labor and material costs; issue cost reports
Assemble and analyze contract bids; submit recommendations
Respond to emergency calls 24/7 on a rotating basis
Coordinate on-call coverage when unavailable; notify supervisor and sister property manager
Support office staff in efforts to maintain safety and security
Keep maintenance shop neat and organized; maintain company tools and equipment
Meet and interact professionally with community residents
Assess situations requiring assistance or specialized equipment and respond appropriately
Communicate effectively with Property Manager daily to ensure objectives are met
Troubleshoot and repair HVAC, appliances, electrical, plumbing, carpentry, and sheetrock issues
Re-key locks and cut keys
Perform janitorial tasks to maintain property cleanliness
Monitor inventory and order supplies as needed
Operate power machinery safely
Drive to local areas when necessary
Keep cell phone on during working hours and while on call
Know property rules and regulations; report non-compliance
Review and respond to emails daily within 24 hours
Perform other related duties as assigned
Remain flexible regarding work location and availability
Qualifications
High School Diploma or equivalent
Minimum of
1 year relevant experience
or apartment maintenance experience
On-call and weekend service experience
Effective written and verbal communication skills in English
Strong customer service, communication, and interpersonal skills
Proven experience in
electrical, plumbing, appliance repairs
Experience as a janitor/porter
Ability to handle heavy equipment and machinery
Knowledge of cleaning chemicals and supplies
Familiarity with Safety Data Sheets
Must have own transportation ( Federal mileage rates and guidelines apply )
Valid driver’s license and current auto insurance ( Motor vehicle report review required )
Must pass background and drug screening ( a conviction will not automatically disqualify you )
