Senior Manager, Property Accounting
Toronto, ON
We are looking for an experienced accounting leader who will directly supervise property accounting staff and ensure accurate and timely financial information for our portfolio. The role involves budgeting, forecasting, operating cost recovery, audits, and property tax processes, while driving continuous improvement and a positive work environment.
Responsibilities
Supervise the day‑to‑day activities of property accounting staff to ensure efficient operation of all managed properties.
Oversee the timely and accurate completion of annual activities such as property budgets, cash‑flow forecasting, operating cost recovery adjustments, property taxes, and property audits.
Manage monthly activities including month‑ends, cash flows, and monthly reporting.
Review monthly and annual property accounting activities to ensure results meet deadlines, GAAP, and client policies.
Resolve conflicts and make decisions when necessary.
Coordinate with property site staff, leasing staff, and other stakeholders to provide responsive service.
Plan and monitor annual and monthly activities, ensuring quality and compliance with deadlines.
Allocate staff workloads fairly and manage staff performance and development.
Identify and implement process improvements and train staff on systems and procedures.
Assist in overall management of the accounting team, including staff motivation and recognition.
Take on special projects such as process improvements and senior‑management requests.
Handle new property set‑ups, sales/turnovers, and closing duties such as operating statements, fund distribution, GST/HST reconciliation, and bank account closures.
Maintain up‑to‑date knowledge of all property‑specific processes and provide feedback for procedural enhancements.
Qualifications
CPA designation (CA, CGA, CMA) required and in good standing.
Bachelor’s degree in Accounting, Finance, or related field.
6+ years of progressive accounting experience, including 2+ years in a supervisory capacity.
Strong background in property accounting and real‑estate financial reporting.
Proven experience with budgeting, forecasting, operating cost recoveries, audits, and property tax processes.
Demonstrated success in staff development, performance management, and team leadership.
Expertise in real‑estate‑specific financial standards and internal controls.
Advanced proficiency in accounting software (e.g., Yardi) and Excel (pivot tables, financial modeling).
Strong decision‑making, conflict‑resolution, and delegation skills.
Clear and concise verbal and written communication tailored to stakeholders.
High degree of professionalism, discretion, and confidentiality, with willingness to undergo a criminal background check.
