About the Role The Senior Legal Consultant will provide expert legal advice on various real estate transactions and ensure compliance with relevant regulations. This role is crucial in managing legal risks and supporting internal teams with legal governance.

Responsibilities Real Estate & Property Legal Advisory: Provide expert legal advice on company transactions, including acquisitions, joint ventures, leasing, RERA compliance, and development agreements. Draft, review, and negotiate key property-related documents such as MoUs, sale deeds, lease deeds, conveyance deeds, and development agreements. Regulatory Compliance & Approvals: Ensure compliance with Maharashtra state real estate laws, RERA guidelines, DCR (Development Control Regulations), MRTP Act, and other local municipal regulations (BMC/MMRDA). Assist in obtaining legal clearances and approvals from relevant authorities (e.g., SRA, MHADA, BMC, RERA). Title Due Diligence & Documentation: Conduct thorough legal due diligence for land and property acquisition, including title verification and encumbrance checks. Prepare detailed title search reports and identify legal risks or red flags. Litigation & Dispute Management: Represent or coordinate with external legal counsel in litigation related to land disputes, consumer complaints, or regulatory issues. Manage legal notices, arbitration, civil litigation, and tribunal matters related to the real estate portfolio. Risk Management & Contract Compliance: Identify legal risks across projects and propose mitigation strategies. Ensure that contracts across departments are legally sound and align with the company’s interests. Policy Development & Internal Legal Governance: Support internal teams (sales, CRM, operations) with contract templates, legal SOPs, and policy frameworks. Educate and train internal stakeholders on legal processes, compliance norms, and contractual obligations. Liaison & Coordination: Liaise with regulatory authorities, government departments, legal firms, and consultants to facilitate project progress and legal alignment. Coordinate with external legal advisors for opinions, vetting, and court representation.

Qualifications Law degree from a recognized institution with relevant experience in real estate law.

Required Skills Strong understanding of real estate laws and regulations. Excellent negotiation and drafting skills. Ability to manage multiple projects and deadlines. Strong analytical and problem-solving skills.

Preferred Skills Experience in litigation and dispute resolution. Familiarity with RERA and other regulatory frameworks. Proficiency in legal research and documentation.
