Role Summary
The Civil Design Coordinator cum Planner will be responsible for
coordinating all civil and allied design disciplines
and
planning, scheduling, and monitoring project timelines
to ensure timely approvals, constructability, statutory compliance, and adherence to cost, quality, and safety standards.
This role acts as a
link between consultants, site execution team, PMC, and management , ensuring design intent is translated accurately into execution through robust planning and monitoring.
Key Responsibilities
A. Design Coordination
Coordinate and manage
structural, architectural, sustainable and MEP design consultants .
Review drawings for
constructability, value engineering
and
coordination
across disciplines.
Ensure
timely issue of GFC (Good for Construction) drawings
aligned with tender and construction schedules.
Identify and resolve
design clashes, discrepancies, and ambiguities
before site execution.

Support and check:
o
Area statements and BUA reconciliation
o
Cost plans aligned with design development
B. Budget Preparation & Cost Monitoring
·
Prepare
preliminary project budgeting
during concept and
Project cost estimates
for various cost heads during schematic stages.
·
Prepare and monitor
Cash flow schedule
aligned with construction schedule.
·
Monitor
cost impact of design changes , specifications upgrades, and statutory requirements.
·
Track
budget vs. estimated vs. awarded costs
and flag deviations.
C. Tendering, BOQ & Contract Coordination
Support floating of tenders as per schedule
·
Coordinate with Procurement and review of
tender drawings, BOQs, technical specifications, and scope documents .
·
Support floating of tenders as per schedule
·
Participate in
pre-bid meetings
and respond to technical queries in coordination with consultants.
·
Assist in
technical evaluation and comparative statements
for tenders.
·
Coordinate with QS/Procurement for
scope clarity, exclusions, and risk identification .
·
Ensure alignment between
tender scope, design intent, and construction planning .
D. Planning & Scheduling
Prepare and maintain
detailed project schedules
(Master Schedule, Look-ahead Plans).
Develop
baseline construction programs
using Primavera / MS Project.
Integrate
design deliverables, approvals, procurement, and construction activities
into the master plan.
Monitor project progress against baseline and highlight
slippages and recovery actions .
Prepare
catch-up and mitigation plans
for delays due to design, approvals, or site constraints.
Coordinate with procurement team to align
long-lead items
with construction schedule.
E. Progress Monitoring & Execution Support
Support site team with
design clarifications method statements, mock-ups
and technical inputs .
Monitor
critical path activities
and key milestones.
Coordinate for
customer modification drawings,
prepare modification cost and time impacts.
Conduct
coordination meetings
with consultants and site teams and issue MOMs.
Support management with
MIS, cost variance analysis, and forecast reports .
Ensure proper
handover documentation
and
as-built drawings
at completion.
Software & Tools
Primavera / MS Project
AutoCAD (mandatory), basic knowledge of Revit / sketch up preferred
MS Excel, PowerPoint, Word
BIM coordination exposure is an advantage
Qualification
B.E / B.Tech in Civil Engineering
(mandatory)
Experience
5–10 years
of relevant experience
Minimum
3–6 years in residential apartment projects
in Bangalore or similar metro cities
Experience with
Developers / PMCs / GC
preferred
Key Skills & Competencies
Strong
design coordination and planning skills
Sound understanding of
construction sequencing
Knowledge of
prevailing construction cost, material rates
Excellent
communication and stakeholder coordination
Analytical thinking and problem-solving ability
Ability to work under
multiple interfaces
