Job Description
Experience: 8 – 10 years in Renewable Energy sectors Industry Background
Must have worked exclusively in Renewable Energy (Solar/Wind/Hybrid/Battery Energy Storage Systems)
Experience with IPPs (Independent Power Producers) Renewable Energy Developers or EPC
Minimum 4,000 acres of land for utility – scale solar projects (25-50 MW+ capacity)
Successfully acquired land for minimum 500 MW of wind energy projects
Completed end- to – end land acquisition including identification, negotiation, documentation and handover
Educational Qualifications: • Bachelor’s degree in law or engineering (Civil & Electrical Preferred) • Language Proficiency: Fluent in Gujarati (written & spoken)
1. Land Acquisition & Site Development Site Identification & Assessment:
• Conduct preliminary feasibility studies using Google Earth, topography maps and site visits
• Analyse land characteristics; terrain, slope, soil type, accessibility, proximity to evacuation infrastructure
• Evaluate solar irradiation data (GHI/DNI) and wind resource assessment data
• Identify suitable land parcels meeting projects – specific technical requirements
Land Procurement
• Negotiation with Landowners, aggregators and local intermediaries
• Structure land lease agreements (25- 30-year terms) and outright purchase agreements
• Manage multiple land aggregation models, direct leasing, sub leasing purchase and revenue sharing
• Coordinate with local revenue authorities for land records, 7/12 extract and cadastral surveys
Documentation & Legal Compliance
• Prepare and execute legally binding lease deeds sale deeds and MOUs
• Ensure clear title verification and encumbrance – free land transfer
• Coordiante with legal teams for stamp duty, registration and documentation compliance
• Maintain comprehensive land bank with complete documentation trails
2. Regulatory & Statutory Compliance
Government Agencies & Approvals:
• GEDA (Gujarat Energy Development Agency): Project registration, land clearance and incentive approvals
• GETCO (Gujarat Energy Transmission Corporation Limited) : Connectivity application, evacuation approvals, BPTA agreements
• Ministry Of Defence (MOD): NOC for projects near defence installations and radar stations (within restricted zones) • AAI (Airports Authority of India): Height’s clearance and aviation safety approvals for wind turbines near airports
• Gram Panchayat and Taluka Level – Administrative approvals
Land Uses and Conversion
• Navigate agriculture to non-agriculture land conversion processes
• Coordinate with District Collectors and revenue Departments for land conversion permissions
• Ensure compliance with Gujarat/ Rajasthan land ceiling acts and agriculture land laws
3. Due Diligence and Risk Assessment
• Conduct detailed legal title searches and review encumbrance certificates, property tact records and mutation entries • Identify and resolve land disputes, boundary conflicts and ownership issues • Assess environmental and social risk including protected areas, wildlife corridors and community sensitivities • Coordinate soil testing, geo technical investigation and hydrological studies • Prepare and present land documentation package for lenders due diligence • Address queries from Independent Engineers, Technical Advisor and Financial Institutions • Ensure all land parcels meet bankability criteria for project financing • Coordinate with legal counsels representing lenders and equity investors • Successfully close land due diligence to the complete satisfaction and their lenders
