Role Overview

The Site Head – Sales & Marketing will lead the complete sales function for a commercial real estate project in Navi Mumbai. The role requires a highly driven professional with strong channel partner relationships, commercial sales expertise, and leadership capabilities.

The individual will be responsible for driving sales velocity, managing channel partners, leading the on-site sales team, and ensuring closure of high-value commercial deals while maintaining strong market intelligence and competitive positioning.

Key Responsibilities1. Sales Strategy & Revenue Generation

- Develop and execute the site-level sales strategy for the commercial project. - Drive monthly, quarterly, and annual revenue targets. - Manage the sales pipeline from lead generation to deal closure. - Focus on investor-driven sales, HNI buyers, and commercial investors. - Track and optimize conversion ratios and deal velocity.

2. Channel Partner Network Development

- Build and maintain strong relationships with channel partners, IPCs, and brokers across Mumbai and Navi Mumbai. - Conduct broker meets, project presentations, and site visits. - Expand the channel partner network to drive higher deal flow. - Ensure channel partners remain actively engaged with the project. - Track and incentivize broker performance.

3. Deal Closure & Negotiation

- Lead negotiations with investors, corporates, and retail buyers. - Structure deals and payment plans to facilitate faster closures. - Personally manage and close high-ticket transactions. - Coordinate with legal and finance teams to ensure smooth documentation and collections.

4. Team Leadership & Performance Management

- Recruit, train, and lead the site sales team. - Set clear KPIs and performance targets. - Conduct daily sales reviews and pipeline meetings. - Mentor the team on closing techniques, commercial product positioning, and investor selling.

5. Market Intelligence & Pricing Strategy

- Maintain strong knowledge of the Navi Mumbai commercial real estate market. - Track competing commercial projects and pricing trends. - Provide real-time feedback on pricing strategy, inventory movement, and buyer preferences. - Recommend strategies to accelerate inventory absorption.

6. Marketing Coordination

- Work closely with the marketing team to drive qualified lead generation. - Ensure effective site branding, project presentation, and marketing collateral. - Monitor lead quality, cost per lead, and campaign performance.

7. Customer Experience & Transaction Management

- Ensure a seamless experience from site visit to booking. - Handle escalations from buyers and channel partners. - Ensure accurate CRM updates, documentation, and sales reporting.

Experience Required

- 8–15 years of experience in real estate sales. - Minimum 4–5 years managing site sales for real estate projects. - Proven experience selling commercial real estate (retail / office spaces). - Strong relationships with channel partners and brokers in Mumbai / Navi Mumbai. - Demonstrated track record of achieving large-ticket sales targets.

- Strong ability to structure deals and close high-value transactions. - Excellent negotiation and persuasion skills.

Market Expertise

- Deep understanding of commercial real estate investment dynamics. - Knowledge of Navi Mumbai micro-markets, investor behavior, and rental yield expectations.

Relationship Management

- Strong broker network and ability to influence channel partner ecosystems.

Target Driven

- Highly motivated with a strong focus on revenue generation and deal closures.

Preferred Candidate Profile

- MBA in Marketing / Sales (preferred). - Experience working with leading developers or channel partner firms. - Prior experience in commercial project sales in Navi Mumbai / Mumbai. - Entrepreneurial mindset with the ability to operate in a fast-paced sales environment.
