Key Responsibilities: 1) RAB Ownership (BoQ → RAB): Own BoQ-to-RAB conversion (rates, overhead, contingency, risk, escalation assumptions). Produce owner-ready

(scope summary, cost drivers, assumptions, inclusions/exclusions, VE options). Maintain strict version control and audit trail (RAB v1/v2/BAFO). 2) Owner Negotiation (Commercial + Technical): Negotiate price, scope boundaries, payment milestones, retention, DLP/warranty, schedule commitments, and (if applicable) LD/penalties. Defend technical/spec challenges (materials/finishes/MEP scope, brand/equivalent, construction methods). Manage trade-offs: cost vs specs vs timeline vs terms. 3) Contracting & Risk Control: Partner with Legal on SOW, acceptance criteria, VO mechanism, dispute/force majeure clauses. Ensure contracts are “delivery-proof” with clear scope, measurable quality standards, and enforceable VO governance. 4) Confidentiality Firewall: Define “need-to-know” information flow: delivery team receives

approved budget envelopes + sanitized scope packs

Requirements: 5–10 years

in Quantity Surveying / Cost Commercial / Contracts (construction, fit-out, hospitality/residential preferred). Proven ability to build and defend

and negotiate with owners/developers/consultants. Strong contract fundamentals (payment milestones, retention, DLP/warranty, VO mechanism, scope definition). Technical literacy (drawings/specs) + strong documentation (clarification logs, scope annexes). High integrity and discipline on confidentiality.
