Rukita is a property technology (proptech) company that provides long-stay rental housing solutions with end-to-end and hassle-free services in Indonesia. The company builds a holistic ecosystem of housing solutions for both tenants & landlords. It provides quality, accessible housing for the young generation while assisting landlords in transforming their assets into high-yield rental properties.

Key Responsibilities

Own BoQ-to-RAB conversion (rates, overhead, contingency, risk, escalation assumptions).

Produce owner-ready

RAB justification pack

(scope summary, cost drivers, assumptions, inclusions/exclusions, VE options).

Maintain strict version control and audit trail (RAB v1/v2/BAFO).

2) Owner Negotiation (Commercial + Technical)

Negotiate price, scope boundaries, payment milestones, retention, DLP/warranty, schedule commitments, and (if applicable) LD/penalties.

Defend technical/spec challenges (materials/finishes/MEP scope, brand/equivalent, construction methods).

Manage trade-offs: cost vs specs vs timeline vs terms.

Partner with Legal on SOW, acceptance criteria, VO mechanism, dispute/force majeure clauses.

Ensure contracts are “delivery-proof” with clear scope, measurable quality standards, and enforceable VO governance.

4) Confidentiality Firewall

Define “need-to-know” information flow: delivery team receives

approved budget envelopes + sanitized scope packs

only.

Keep owner contract value, margin, negotiation floors, and strategy within commercial governance.

Requirements

5–10 years

in Quantity Surveying / Cost Commercial / Contracts (construction, fit-out, hospitality/residential preferred).

Proven ability to build and defend

BoQ/RAB

and negotiate with owners/developers/consultants.

Strong contract fundamentals (payment milestones, retention, DLP/warranty, VO mechanism, scope definition).

High integrity and discipline on confidentiality.
