Job Description

Roles and Responsibilities The Design Manager (DM) is responsible for managing, coordinating, and overseeing all design-related activities throughout the project lifecycle, from early-stage reviews. The DM ensures that all design packages are delivered on time, meet client expectations, comply with regulatory and technical requirements, and are fully integrated with construction and procurement schedules. The DM plays a key role in value engineering, constructability review, and interdisciplinary coordination to avoid conflicts and enable smooth execution.

Design Management & Coordination

Lead the coordination of all design disciplines (architecture, structural, MEP, façade, interior, landscape, etc.) and ensure their alignment with the overall project vision and development objectives.

Review and approve all design deliverables, including CD, SD, DD, and IFC stages, ensuring they meet quality standards and client specifications.

Manage interfaces between design consultants, client teams, and construction stakeholders to address technical queries, avoid clashes, and ensure constructability.

Ensure design packages are released in accordance with procurement and construction sequencing plans.

Quality Control & Compliance

Conduct thorough design reviews for code compliance, functionality, sustainability, and integration with the tram system and mixed‑use components.

Ensure all design outputs meet the country’s regulations, codes, environmental standards, and relevant international benchmarks.

Coordinate third‑party peer reviews and resolve any design‑related regulatory concerns before submission.

Sustainability and Innovation Integration

Proactively identify and ensure the seamless integration of sustainable design principles (e.g., aiming for specific green building certifications like LEED, WELL, or local building standards) into all design disciplines.

Research, evaluate, and recommend innovative technologies and materials that align with the project's positioning and future‑forward vision (e.g., smart building systems, advanced façade materials, efficient energy solutions).

Facilitate collaborative workshops and discussions among design consultants to embed sustainability and innovation throughout the design development process, ensuring technical feasibility and cost‑effectiveness.

Integration with Construction & Procurement

Align the design deliverables with construction milestones and procurement schedules to ensure timely tendering and site execution.

Participate in design‑build contractor coordination meetings to confirm implementation feasibility and respond to RFI/submittals.

Qualifications Required

Minimum of 15 years’ experience in design coordination or management, including 10 years on complex mixed‑use or infrastructure projects, born from 1964 and above.

Fluency in both English and Korean is mandatory, with strong verbal and written communication skills in both languages.

Willingness to relocate to the project location for the duration of the contract.

Proven experience in PMC environments, handling multiple consultants and interfacing directly with construction teams.

Bachelor’s Degree in Architecture, Civil/Structural/MEP Engineering, or related design discipline. LEED/BREEAM/AP accreditation is an advantage.

Proficient in MS Package, AutoCAD, Revit, Navisworks, BIM360, and other design software tools.

Familiarity with Primavera P6 for aligning design schedules with construction timelines.

Experience with clash detection tools and interdisciplinary coordination platforms.

Strong leadership, analytical, and communication skills.

Demonstrated ability to manage multi‑disciplinary teams, meet tight deadlines, and resolve technical issues proactively.

Excellent stakeholder coordination abilities and attention to detail.
