Director of Real Estate
Overview: The Director of Real Estate will be responsible for developing and executing the company’s retail real estate strategy across Canada. This role will oversee site selection, lease negotiations, renewals, relocations, and portfolio optimization, ensuring our stores are positioned for long-term growth and profitability. Reporting directly to the EVP of Commercial Growth, the Director will work closely with Operations, Finance, and Legal to align real estate decisions with overall business objectives.
Key Responsibilities
Develop and execute a national real estate strategy to support expansion, consolidation, and optimization of the retail network.
Lead site selection and market analysis, identifying high-potential locations using data-driven tools and industry insights.
Negotiate new leases, renewals, extensions, subleases, and terminations to secure favourable terms.
Build and maintain strong relationships with landlords, brokers, developers, and municipalities.
Oversee a lease administration process, ensuring accurate records, compliance, and timely renewals.
Collaborate with Operations and Construction teams on store openings, relocations, and closures.
Continuously assess portfolio performance, providing recommendations on rent structures, sales productivity, and ROI.
Monitor market trends, competitive activity, and regulatory changes that could impact the retail footprint.
Present site packages with financial analysis and ROI projections to senior leadership for approval.
Prepare real estate budgets, forecasts, and capital expenditure proposals.
Such other duties and functions as the Company may assign to the Employee from time to time.
Qualifications
8–10+ years of experience in retail real estate, site selection, or asset management, with at least 3 years in a leadership role.
Strong knowledge of Canadian retail markets and lease negotiation practices.
Proven track record of executing multi-site retail expansion strategies.
Established relationships with major landlords and developers across Canada, with the ability to leverage these networks to secure prime locations.
Strong analytical skills with experience in financial modelling and ROI analysis.
Excellent negotiation, communication, and relationship management skills.
Ability to work cross-functionally and influence at all levels of the organization.
Bachelor’s degree in Business, Real Estate, Urban Planning, or related field (MBA or real estate designation an asset).
