Role Description
Reporting directly to the SVP, Development - Finance, the Senior Manager, Development Accounting oversees a team of Development Accountants and ensures the delivery of accurate financial information without material misstatements. The position requires experience in real estate accounting, with emphasis on project development, LP structures, and complex real estate transactions, including single family housing and multi-phased community projects. The role oversees Parkbridge Development projects, provides financial and technological oversight to staff and external partners, acts as a business partner to the QR Development Team, and facilitates training on systems, tools, and QR processes. The position includes analysis and coordination across the Accounting, Finance, and Development teams.
Responsibilities
Provide monthly reporting (verbal and written) to internal and external partners, identifying issues, KPIs, costing updates and cash flow projections
Plan an organizational structure for the accounting staff to perform all development accounting, maintaining flexibility and efficiency to adapt to changes
Oversee the accounting team, providing leadership and guidance
Review monthly project draws and financial statements prepared by the accounting team
Review and provide accounting support for major contracts covering organizational structure, governance, development, marketing, financing and property management
Oversee the preparation of all monthly accounting reports, proformas, bank draws, budgets & forecasts, and supporting working papers
Set accounting standards, policies, procedures and controls for all accounting functions
Maintain short- and long-term cash flow projections and coordinate financing from partners and lending institutions
Administer costing pool allocations for mixed-use projects
Apply the net yield method to allocate costs within in-house building and complex multi-phased development projects
Coordinate activities with internal and external partners across development, finance, marketing, sales, property management, leasing, administration and accounting
Support finance departments for internal and external partners
Serve as the primary liaison for accounting-related consultants (auditors, tax advisors, legal support, CRA) and coordinate activities of construction management teams
Collaborate with project managers, development accountants, finance analysts, project coordinators and development managers to understand budget analysis and cost overages
Ensure adherence by consultants to insurance requirements
Coordinate annual audit requirements, banking reporting and other relevant activities
Adhere to financial, legal and international governance requirements per partnership/joint venture agreements and government regulations
Required Experience And Qualifications
Post-Secondary Degree and CPA designation
Minimum 5+ years’ directly related accounting experience with at least 2 years at a Senior Manager level
Extensive Real Estate industry experience, particularly with complex multi-phased project developments
Experience with complex budgets, forecasting and executive presentations
Superior communication skills, both written and oral
Strong attention to detail and organizational skills
Extensive computer knowledge, including Excel
Knowledge in Yardi is preferred
Ability to thrive in a busy, high-volume environment and manage competing deadlines
