Overview

Director Asset Management, Central/Eastern Canada. Manulife Investment Management is the global wealth and asset management arm of Manulife Financial Corporation. The global real estate platform provides investment solutions with core, core-plus, and value-add strategies across Canada, the United States, and the Asia Pacific region. The team is expanding its capabilities and building a diverse, entrepreneurial culture as an investment manager. The role focuses on the Ontario market with a mix of office, industrial, and retail properties. Reporting to the Head of Real Estate Asset Management, this position is responsible for improving the value of the portfolio by developing and driving asset-level strategies and by delivering asset-level performance across property management, leasing, capital expenditures, development, tenant relations, and oversight of asset management team members. Position Responsibilities

Develop and implement asset-level strategies. Maintain strong relationships within the real estate industry to determine market and asset trends; source and analyze market research. Identify and communicate each asset’s competitive position relative to its peer set; develop strategies to outperform competitors. Identify value-add opportunities and lead execution of value-add initiatives including renovations, repositioning, and oversight of select ground-up developments to maximize total return. Provide pre-acquisition and disposition input and due diligence support, including thorough research on properties/markets and review of financial/operational assumptions. Regularly communicate market-level insights and contribute to asset management reports for Portfolio Managers and Senior Management. Coordinate, produce and present annual business plans to Senior Management and Portfolio Managers. Lead property management teams, leasing teams/agents, project managers, development managers, and other collaborators to implement business plans; negotiate leases and third-party contracts. Target improvements in tenant satisfaction, utility cost savings, and sustainable building standard scores. Recommend approvals for budgets, forecasts, reforecasts, new leases and renewals; present cases to Senior Management and Portfolio Managers when required. Review and approve quarterly financials/operating statements and variance reports; understand cash flow requirements and distribution analysis. Maintain internal Argus models for each asset from acquisition to disposition; review and update quarterly. Analyze and communicate the strategic and financial impacts of leases and capital improvement projects on valuations. Collaborate with internal teams to review external appraisals and provide feedback; supervise investment performance and MSCI results for each asset. Prepare and present asset-level information for external investors as needed and identify opportunities to improve investor reporting quality. Qualifications

Required

CFA designation, MBA and/or graduate degree in finance/real estate preferred. Real estate designations (brokerage license, Chartered Realty Investor, CRE, etc.) desirable. Minimum of 10-12 years of asset-level experience, preferably with a third-party fund management company. Strong proficiency in Microsoft Excel and Argus Enterprise; Yardi experience. Preferred

Extensive network of industry contacts (brokers, investment managers, investment bankers, landlords). Strong leadership and team development capabilities for Canada Asset Management Analysts and Real Estate Group members. Knowledge of institutional real estate investment management, capital markets, and portfolio analysis; awareness of CRE trends. Strong analytical, risk assessment, organizational, and prioritization skills. Ability to develop investment strategies and synthesize top-down and bottom-up perspectives; ability to communicate findings to senior management and external clients. Ability to work under pressure, manage priorities, and maintain attention to detail; collaborative team orientation. Compensation and Work Arrangement

Salary range is CAD 118,000 to CAD 195,000; hybrid work arrangement. Salary and benefits vary by location and factors such as knowledge, skills, and experience.
