Position:
Investment Analyst
Location:
Toronto, ON (Don Mills & Eglinton) - 5 days per week in office.
Job Summary:
We are seeking an experienced Analyst or Associate to join our Investments team in our new office at Don Mills and Eglinton. This is a hands‑on role at the core of our business, supporting all aspects of new acquisitions, development opportunities and dispositions for NADG’s various strategies across North America. The Analyst or Associate will also play a critical role in the ongoing asset management of our existing portfolio, overseeing the full life cycle of investments to ensure operational and financial success.
Key Responsibilities:
Construct, review and maintain complex financial models (using Excel and ARGUS) and ad hoc analysis to evaluate new investment opportunities and existing assets
Perform detailed due diligence on contemplated acquisitions, including financial analysis, reviewing leases, contracts, operating agreements, etc.
Assist in the preparation of investment memorandums and fundraising packages to support Capital Formation initiatives
Assist in the preparation and review of investor reporting materials
Work closely with other business teams including Leasing, Development, Construction, Property Management, Finance and Capital Formation to develop and execute strategic business plans and value creation initiatives across the portfolio
Oversee the annual budgeting process to ensure forecasts align with business expectations
Coordinate and review semi‑annual/annual appraisals for select portfolio holdings
Conduct research to monitor market trends and inform investment strategies
At the Associate level: take ownership of all aspects of financial due diligence on new transactions and coordination of due diligence with brokers on dispositions, with oversight
At the Associate level: coordinate, review and oversee the work product of analysts, provide mentorship and guidance, and contribute to the overall management of junior employees
Qualifications:
Post‑secondary education in Finance, Economics, Accounting, Real Estate, or a related field
2‑4 years of experience in real estate private equity, asset management, development, brokerage, or a related field
Advanced financial modelling/valuation and analytical skills with the ability to underwrite investment opportunities under minimal supervision
Direct transactional experience with a strong understanding of the transaction cycle and due diligence process
Past exposure to retail and/or multifamily asset management is preferred
Self‑directed and detail‑oriented with the ability to prioritize and manage multiple tasks and responsibilities on tight deadlines
Strong interpersonal and communication skills (both written and verbal)
Proficiency in ARGUS Enterprise

Pay and Benefits
The salary for this position is CA $90,000 - CA $120,000. This salary range may be inclusive of several career levels at NADG and will be narrowed during the interview process based on a number of factors, including the candidate’s experience and qualifications. Specific benefits and details about what compensation is included in the salary range listed above will vary depending on the applicant’s experience, location, etc. and can be discussed in more detail during the interview process.
