Dream is looking for an Associate Vice President of Construction!
The Associate Vice President, Construction is a leadership role responsible for end-to-end oversight of construction delivery across the organization’s development portfolio. The role ensures projects are delivered on time, on budget, and to the highest quality standards, strengths trade relationships, ensures best pricing & quality trades, integrates modern construction practices, and embeds continuous improvement through lessons learned.
This role works closely with Development, Finance, Asset Management, development partners and external construction partners to align execution with business objectives, risk management, and long-term asset performance.

You lead with accountability and mentorship, developing internal talent and fostering a culture of collaboration, innovation, and operational excellence as the platform grows.
What will you do?
Responsible to hire, lead & direct third-party construction management firms across the portfolio, ensuring they deliver according to established project objectives, budget, timelines, and quality standards.
Ensure all projects meet approved construction budget, schedule, quality, safety, and regulatory requirements;
Establish and enforce standardized governance, reporting, and performance benchmarks for external CMs across all Dream led projects;
Lead monthly and quarterly construction reviews, identifying risks, variances, and mitigation strategies of Dream led projects;
Hold external partners accountable through clear scopes, KPIs, and contractual compliance;
Lead and oversee construction execution from pre‑construction through close‑out;
Collaborate with Development and Design teams to optimize constructability, sequencing, and cost certainty;
Responsible to establish construction management strategy inclusive of tendering strategies, trade procurement, with Construction Manager and lead contract negotiations;
Proactively manage construction risk, including cost escalation, schedule delays, and quality issues;
Ensure consistent application of safety standards, regulatory compliance, and site controls;
Identify and execute on value engineering initiatives while protecting design intent and long‑term asset quality;
Design and implement a best‑in‑class construction management framework scalable across multiple projects and asset types;
Build and maintain strong, long‑term trade and supplier relationships, emphasizing collaboration, reliability, pricing, and performance;
Establish formal lessons‑learned processes, capturing insights at each project phase and embedding them into future delivery; and
Develop standardized tools, templates, and playbooks for budgets, schedules, quality control, and close‑out.
What type of experience should you have?
15+ years of progressive experience in construction leadership within real estate development or large‑scale construction environments.
Proven experience overseeing third‑party construction management firms.
Deep expertise in budgeting, scheduling, procurement, and contract administration.
Strong understanding of multi‑residential, mixed‑use, or complex urban projects (adjust as needed).
Demonstrated ability to build systems, teams, and scalable platforms and managing teams for multiple concurrent clients —not just manage individual projects.
Demonstrated experience negotiating & executing on contracts for complex mixed‑use projects with multiple stakeholders.
Strong leadership presence with demonstrated ability to report, collaborate, and communicate to manage multiple stakeholders.

Compensation is determined based on several factors, including relevant experience, total years of experience, industry experience, education, and professional designations.
