Job Description
This role is ideal for an accounting professional with strong financial reporting expertise, deep knowledge of commercial property accounting, and a passion for systems improvement and cross-functional collaboration. The successful candidate will manage a portfolio of commercial and retail properties while playing an active role in process enhancements and technology initiatives across the organization.
Key Responsibilities:
Property & Financial Accounting
Prepare and review monthly and quarterly financial statements, including income statements, balance sheets, cash flow statements, and supporting schedules for assigned properties.
Manage the month-end close process, including complex journal entries, general ledger reconciliations, and bank reconciliations.
Ensure compliance with ASPE, corporate policies, and lease agreements.
Lease Administration, Recoveries & Tenant Accounting
Review and interpret commercial lease agreements to ensure accurate accounting treatment (e.g., rent escalations, lease inducements, straight-line rent).
Calculate and reconcile monthly and annual CAM, property tax, insurance, and utility recoveries.
Partner with Property Management to maintain accurate rent rolls, process tenant adjustments, and resolve billing inquiries.
Ensure proper HST treatment and oversee timely monthly HST filings.
Budgeting, Forecasting & Performance Analysis
Support the preparation of annual operating budgets and quarterly forecasts.
Conduct detailed variance analysis and provide actionable insights on operating performance.
Contribute to KPI reporting and asset-level performance dashboards.
Collaborate with Treasury, Asset Management, and Client Relations teams to support capital transactions and fund activity processing.
Systems & Process Improvement
Enhance and document accounting procedures, reporting workflows, and internal controls.
Participate in system implementations, upgrades, and optimization initiatives to improve efficiency and reporting accuracy.
Leadership & Cross-Functional Collaboration
Work closely with Property Management, Asset Management, and Operations teams to ensure financial accuracy and operational alignment.
Support change management initiatives and contribute to cross-functional strategic projects.
Qualifications
CPA designation (completed or in progress) preferred.
5–7+ years of progressive accounting experience, ideally within commercial or retail real estate.
Strong knowledge of ASPE or IFRS, CAM recoveries, and lease accounting principles.
Hands‑on experience with Yardi, JD Edwards, or similar property management/accounting systems.
Intermediate to advanced Excel skills and comfort working with financial systems and data‑driven process improvements.
Excellent analytical, organizational, and communication skills.
