Position Overview We are seeking a detail oriented, proactive, and results driven Construction Estimator to join our team. The ideal candidate will have a strong understanding of construction costing and will be responsible for preparing accurate project estimates, analyzing drawings and specifications, evaluating subcontractor pricing, and supporting capital project delivery through reliable budgeting, cost forecasting, and financial analysis.

Key Responsibilities

Prepare detailed cost estimates for capital projects, tenant improvements, and building upgrades across the portfolio

Analyze drawings, specifications, and project documents to determine scope, quantities, and pricing assumptions

Solicit, evaluate, and compare subcontractor and supplier bids

Develop conceptual, schematic, and pre-construction budgets for feasibility analysis

Identify cost risks and recommend value engineering opportunities

Maintain and update unit cost databases and historical pricing benchmarks

Collaborate with development, project management, and finance teams to align budgets with project objectives

Support procurement planning and assist with tender documentation

Track estimate changes and maintain clear documentation of assumptions and revisions

Provide cost reports and presentations for leadership decision-making

Qualifications

Post-secondary education in Construction Management, Engineering, Quantity Surveying, or a related field with demonstrated experience in construction cost analysis and budgeting

2–5 years of estimating experience in commercial, residential, or mixed‑use construction

Strong understanding of construction methods, materials, and pricing structures in the market

Experience preparing estimates at multiple design stages (conceptual through IFC)

Proficiency in estimating software and advanced Excel skills

Ability to interpret drawings, specifications, and contracts accurately

Strong analytical, organizational, and problem‑solving skills

Effective communicator with the ability to work cross‑functionally with development, operations, and finance teams

Experience with developer‑led projects or property portfolios is an asset
