Nolan Living currently owns and operates approximately 6,500 units across 26 communities, with properties concentrated in the Midwest and Texas.

Overview The Asset Management Analyst will report to the Senior Vice President of Asset Management and Construction. Nolan Living operates as a flat organization and encourages all team members to contribute and collaborate across levels and functions.

The role will initially be based in our temporary Toronto, Ontario office alongside the Senior Vice President of Asset Management and Construction and the Associate of Asset Management. The full team is expected to relocate to either our Kansas City or New York City office in the U.S. within one year. Continued employment is contingent on successful relocation.

Responsibilities

Conduct detailed financial analysis and modeling to evaluate property performance, investment returns, and strategic opportunities.

Assist in the development and implementation of asset‑management plans, including operational improvements, capital expenditure projects, and leasing strategies.

Prepare and provide weekly summary reports, property status reports, and quarterly reporting while meeting established deadlines.

Maintain numerous internal company reports and track asset‑management initiatives.

Prepare detailed asset‑performance reports and presentations for senior management and investors, highlighting key metrics and achievements.

Support due diligence efforts for acquisitions and dispositions, including financial analysis, market research, and risk assessment.

Assist in the development and execution of capital expenditure and improvement programs, ensuring investments align with strategic objectives and value‑enhancement goals.

Assist in ensuring compliance with regulatory requirements and industry standards across the portfolio.

Engage with external stakeholders, including brokers, appraisers, and consultants, to gather market intelligence and support asset‑management activities.

Leverage technology and data‑analytics tools to optimise asset‑management processes and decision making.

Assist in managing commercial/retail tenant communication.

Assist in other duties and projects as they arise.

Requirements

Bachelor’s degree in Finance, Real Estate, Business Administration, or a related field. A Master’s degree in business or a related field is preferred.

Minimum of 1‑2 years of experience in asset‑management, real‑estate finance, or a related field, with a focus on multifamily properties.

Experience with commercial/retail real estate is preferred.

Strong analytical and financial modelling skills, with proficiency in Excel and other financial analysis software. Business‑intelligence experience is a plus.

Excellent communication and presentation skills.

Demonstrated knowledge of real‑estate markets, property operations, and financial analysis.

Ability to work collaboratively in a team environment, manage multiple priorities, and meet tight deadlines.

Detail‑oriented, with a strong commitment to accuracy and quality in all work products.

Yardi experience is preferred.

Fluency in English is required for communication, analysis, and reporting.

Must be legally entitled to work in Canada.

Salary & Benefits

Base Salary:

$85,000 – $112,000 CAD + 10% annual bonus target (commensurate with experience). Compensation will transition to USD upon relocation to the U.S.

Benefits:

Employer‑paid, comprehensive benefits package (to transition upon U.S. relocation).

Paid Time Off:

15 days of paid time off, subject to the minimum vacation entitlements provided under Ontario’s Employment Standards Act.

Relocation Support:

All reasonable moving and visa expenses covered and reimbursed upon relocation.

Disclosure This position is based in Ontario, Canada, and employment terms, including hours of work, overtime, vacation, statutory holidays, leaves of absence, and termination provisions, will comply with all applicable Canadian federal and Ontario provincial employment legislation while employee is employed in Canada.

Continued employment is contingent on relocation and visa sponsorship will be provided.

Compensation is stated in Canadian dollars (CAD) and will transition to U.S. dollars (USD) upon relocation.

Terms may change upon relocation to the U.S. A revised offer letter outlining updated terms and conditions will be issued at the time of relocation.
