Job Description

The Senior Director, Property Management will lead the portfolio through a significant growth phase, ensuring operational scalability, strong financial performance, and a best-in-class resident experience as the portfolio nearly doubles in size. This role will provide portfolio-wide leadership and accountability for operating standards, expense discipline, resident experience, risk management, and team performance. The Senior Director partners cross-functionally with Asset Management, Finance, Leasing, Marketing, and Construction to deliver results aligned with ownership objectives and corporate strategy.

The current portfolio consists of approximately 2,700 units in the GTA. We are excited to be opening a further two large properties in the GTA within the next 12 months, which will add another 2,200 units to our Ontario portfolio.

As we are a highly collaborative team, this role is on-site full-time, and the successful candidate will be required to work in on-site Monday to Friday.

RESPONSIBILITIES

Lead the development and execution of standardized operational standards, policies, and property management processes across the portfolio.

Oversee the end-to-end operational launch of new developments, including recruitment, team training, and performance oversight.

Partner cross-functionally to drive alignment between property operations, leasing, marketing, capital planning, and financial objectives.

Identify operational gaps and implement scalable solutions to improve efficiency, service delivery, and financial performance.

Oversee the development of annual operating plans, budgets, and long-range capital plans for each property for submission to ownership.

Provide oversight of monthly financial performance, directing action to maintain disciplined expense control against approved budgets.

Collaborate with the Capital Projects team to ensure seamless coordination between active projects and ongoing operations, including timely resident communications as required.

Conduct regular portfolio site visits to ensure operational standards, asset condition, and brand consistency are upheld.

In collaboration with Legal, provide oversight of portfolio risk management, including review of incident reports, major claims, and catastrophic events.

Work in close partnership with Accounting to validate financial data, ensure timely reporting, and maintain strong financial controls across all properties.

Oversee recruitment, hiring, onboarding, and training of all Property Management team members.

Lead, coach, and develop direct reports; establish clear performance expectations and accountability.

Build succession plans and identify high-potential talent across the portfolio.

Develop and implement standardized training programs across all roles to support consistent performance and scalability.

Foster a culture of accountability, collaboration, and service excellence.

Resident Service

Ensure property teams are equipped with the resources, training, and support required to deliver consistent service standards.

Oversee escalated resident and employee matters, ensuring resolution aligns with brand standards and company values.

Oversee resident engagement, satisfaction measurement, and follow-up action plans across all properties.

Oversee property communications, ensuring professionalism and consistency in messaging.

Demonstrate visible leadership presence at properties, key events, and resident engagements.

Administration and Reporting

Work with the leasing team to monitor lease renewal metrics and approve deviations to renewal rates.

Oversee and deliver comprehensive monthly portfolio performance reporting to senior management and ownership, including operational, financial, capital, and resident experience metrics.

Approve purchasing and invoices for supplies and services within company policy parameters.

QUALIFICATIONS AND EXPERIENCES

Undergraduate degree in Business, Hospitality Management, Real Estate, or related field preferred.

7+ years of management / leadership experience in the property management or hotel industry required. Experience with property openings will be considered a strong asset.

Understanding of the Residential Tenancies Act, provincial regulations and related legislation.

Demonstrated experience overseeing multi-property operating budgets, expense management, and financial performance reporting.

CPM / RPA or other related Real Estate / Property Management related certification will be considered an asset.

Effective and professional presentation and communication skills, both orally and in writing.

Proven ability to lead service-driven teams and embed a culture of exceptional resident experience.

Strong ability to lead and develop large teams of direct / indirect reports. Must be able to motivate, empower and coach a team in the achievement of performance goals.

Ability to act professionally, with maturity, strong judgment and excellent decision-making skills.

Ability to manage competing portfolio priorities and deliver results in a fast-paced, growth-oriented environment.
