The Opportunity
The Controller, Residential Property Finance provides strategic and operational leadership to the Residential Property Finance team, ensuring high-quality financial services that meet or exceed the needs of BGO and its clients. This role is accountable for financial reporting excellence, client service delivery, team performance, and process efficiency, while serving as a trusted partner to clients and internal stakeholders.
The role requires a keen sense of ownership and a client-first mindset, ensuring the Property Finance function consistently delivers accurate, timely, and value-added outcomes. The Residential Controller collaborates closely with Client Finance, Corporate Finance, and Real Estate Services (including Operations and Leasing) to ensure alignment, clarity, and continuous improvement.
Key Responsibilities
Property Accounting & Client Performance
Own end-to-end client deliverables, ensuring accuracy, timeliness, and a high standard of service.
Act as the primary finance partner and escalation point for clients, proactively managing issues and expectations.
Ensure financial reporting and communications are clear, responsive, and aligned with client objectives.
Lead the Residential Property Finance team to ensure all institutional and third-party contractual requirements are met or exceeded.
Enhance reporting quality and processes to maintain BGO’s reputation as a top-tier manager.
Oversee budgeting, monthly reporting, and year-end processes to ensure quality deliverables are provided on time.
Oversee accounting for acquisitions, dispositions, and assumed property management contracts.
Financial Performance & Value Creation
Take ownership of financial outcomes by proactively identifying risks, inefficiencies, and value-creation opportunities.
Review and optimize portfolio allocations and organizational structure to sustain margins over time.
Support new business initiatives through value-added financial analysis and strategic recommendations.
People, Organization & Culture
Foster a culture of ownership, accountability, and customer service excellence.
Drive operational excellence through collaboration, standardization, and alignment with BGO Culture Codes.
Ensure appropriate staffing, workload management, and ongoing professional development.
Promote consistency and best practices across the national Property Finance platform.
Drive employee engagement, retention of key talent, and performance management.
Leadership & Stakeholder Management
Model strong ownership, accountability and responsiveness, setting clear standards for service quality and follow-through.
Champion a client-centric approach and strengthen long‑term client relationships.
Lead and develop a high‑performing team of direct and indirect reports.
Maintain strong partnerships across BGO and ensure clear communication of priorities and initiatives.
Advise on special projects, resolve stakeholder issues, and support strategic initiatives.
Support BGO’s commitment to sustainability, corporate responsibility, and governance.
Efficiency, Innovation & Continuous Improvement
Drive process improvements to enhance client experience while maintaining strong controls.
Partner with senior finance leaders to identify and implement best‑in‑class practices.
Ensure consistency of controls, processes, and transactional activities.
Contribute to system upgrades, implementations, and acquisition due diligence to enhance NOI and returns.
Qualifications
Professional Designation: Qualified CPA designation or equivalent experience
Technical Accounting Expertise: Advanced knowledge of IFRS/ ASPE / REALPAC financial reporting standards specifically as applied to real estate assets and operations.
Industry Practices: Strong knowledge of legislation and statutory reporting related to residential properties and asset management throughout all provinces in Canada.
Experience
5-10 years of progressive experience in accounting and finance
5 years of dedicated property accounting experience within residential real estate environments.
Leadership Background: Minimum 3 years in a management role (e.g., Accounting Manager) with demonstrated success leading accounting teams and driving departmental performance.
Relationship & Communication Skills: Exceptional written and verbal communication abilities, proven success building strong working relationships with internal and external stakeholders, capability to inspire, coach, and develop high‑performing teams.
Organizational & Multi‑Tasking Ability: Strong time‑management skills with the ability to prioritize, delegate, and manage multiple competing priorities in a fast‑paced, evolving environment while maintaining a high level of detail and accuracy.
Technical Proficiency: Intermediate to advanced skills in Microsoft Excel, Word, and the broader Microsoft Office suite; experience with Yardi 7S is considered an asset.
Police Clearance – A criminal verification check is required for employment.
The Expected Base Pay Range: $140,000.00 - $165,000.00 per year. The Base Pay range is for the primary location for which the job is posted. BGO values the contribution of our employees and our compensation structure may vary based on the geographical location of successful candidates, as well as their experience, skills or qualifications. In addition to base pay, eligible BGO employees participate in various incentive compensation plans, based on individual and business performance as well as a broad range of competitive benefits.
