Job Description
Arkfield is seeking an experienced, motivated and creative Senior Associate, Investments to play a central role in advancing our end-to-end low-rise strategy. The individual will be a key owner of the business plan for subdivision and master‑planned community projects, overseeing execution from underwriting through to project completion.
The Senior Associate will work closely with development, construction, and sales teams while maintaining ownership and accountability for project performance. This is a hands‑on, leadership-oriented role suited for someone who can operate with a high degree of independence while fostering strong relationships with internal and external stakeholders.
Low‑rise projects include subdivisions across Ontario, spanning master‑planned communities, townhouses, semi‑detached, and fully detached homes. Arkfield’s fully integrated model covers every project stage: underwriting, entitlement, development, construction, and sales and marketing, with the investments and asset management team responsible for ensuring smooth transitions for each stage and driving success of the project across its full lifecycle.

Responsibilities
Take direct ownership of project performance, ensuring achievement of timelines, milestones and returns
Lead preparation and review of financial pro formas and investment analyses, including comparable analysis, development/construction assumptions, and project‑level summaries and presentations
Support due diligence and transaction execution efforts, including working with third‑party consultants, internal stakeholders and legal counsel
Manage preparation of materials for investment committee meetings and boards of directors
Support debt financing process, including coordinating data rooms, closing conditions, analysis of competing offers
Develop, implement, and maintain asset business plans for each project in our portfolio
Collaborate and liaise with each internal team responsible for a particular stage of the project’s lifecycle, including underwriting and diligence, entitlement and pre‑development, construction, and sales and marketing teams
Identify risks, resolve issues proactively, and escalates critical matters as required
Qualifications
3‑5 years of relevant experience in real estate investments or asset management, with exposure to low‑rise residential development
Strong analytical and financial modelling skills, with experience in underwriting and investment analysis
Ability to collaborate across technical and creative disciplines (development, construction, sales, marketing)
Strong interpersonal and communication skills, with sound judgment and the ability to lead projects and interact with a broad range of professionals
Exceptional attention to detail
An intellectually curious and open‑minded approach to work, with the desire to be part of a team and willingness to learn
Demonstrated ability to work efficiently under pressure while maintaining strict deadlines and timely responses
Proven self‑starter with the ability to work independently as well as part of a team
