General Manager - Operations & Strategy (Housing Portfolio)

Purpose-built residential housing focus / specialist housing portfolio

Hobart, Tasmania

We are seeking a General Manager to lead a high-performing purpose-built residential portfolio. You will be responsible for delivering the Value Creation Plan, driving occupancy and revenue growth, and overseeing operational performance.

Key Responsibilities:

Lead portfolio performance and drive margin improvement.

Build constructive relationships with partner organisations to influence strategic outcomes.

Implement revenue optimisation strategies, including dynamic pricing and ancillary income streams.

Oversee refurbishment, reconfiguration, and facilities management projects.

Support refinancing and long-term investment initiatives.

Monitor service providers and ensure compliance with statutory, contractual, and regulatory requirements.

Enhance data visibility and reporting to inform commercial decisions.

Represent the business externally through stakeholder engagement and market presence.

What We're Looking For: A strategic operator with experience in property or residential asset management, skilled at balancing operational delivery with stakeholder engagement and growth initiatives.

Proven leadership in operational real estate, ideally PBSA, purpose-built residential, or education-linked infrastructure.

Experience in turnaround, performance improvement, and complex stakeholder management.

Commercial acumen with revenue growth and cost management experience; familiarity with private equity or fund-owned platforms preferred.

Strong strategic mindset, execution capability, and financial literacy.

Collaborative leader with excellent communication, analytical, and organisational skills.

Experience in regional Australia/Tasmania advantageous.
