The reason is that they've got a different business model. The Senior Project Manager | Project Director, who is also running the project, holds ownership and equity in the company, giving them a stake in the outcome.
So running the project isn't just about completion; the stakes are much higher because they're responsible for everything else as well.

The reason why the business's culture has become so strong over the years, as I said above, the Project Director owns the project; they haven't joined mid-way through, they've been there from early construction works, getting things meticulously right.

The Person
They are seeking a Senior Estimator with at least 5 years of experience who has tendered and won at least 2 projects of $30M+ from inception to delivery, ideally in SA, in the mid-rise or high-rise residential sector.
Your understanding of the local market and network of subcontractors here would be highly regarded and valued in your sector as well.
Someone who has come to enjoy mixed-use apartment projects over the years and is passionate enough about them to dedicate themselves to that sub-sector for a couple of years more at the very least.
The Responsibilities
Lead the preparation of detailed cost plans and estimates across all project stages, from feasibility and concept through to construction and final account.
Provide strategic cost and commercial advice to senior management, project teams, and clients.
Review design documentation and analyse project components to provide timely, cost-based feedback during the design and ECI phases.
Undertake value engineering and cost optimisation initiatives while maintaining quality, safety, and compliance.
Prepare and review Bills of Quantities, schedules of rates, tender documentation, and pricing submissions.
Manage tender processes, including tender analysis, contractor interviews, and preparation of recommendation reports.
Monitor cost performance, forecasting, and cash flow; identify variances and implement corrective actions where required.
Review construction programs and develop anticipated cost plans and monthly expenditure forecasts.
Support the development and ongoing refinement of internal cost databases, rates, and BOQ information.
Contribute to the continuous improvement of estimating systems, cost planning tools, and commercial processes.
